WEEKLY MARKET UPDATE
(10/26/08 through 11/01/08)

Inventory, properties in escrow, sales and new listings continue to dribble downward again this past week: 931 total single family homes listed, 80 in escrow, 9 sales and 21 new listings.

Of the 9 sales, 3 were in Arrowhead Woods, 3 in the communities surrounding Lake Arrowhead (without lake rights), 2 in Crestline and 1 in Running Springs. These properties were on the market for an average of 97.5 days and had sales prices that averaged 95.4% of their list prices.

With colder weather and the winter ahead, many are choosing to pull their homes off the market through, at least, the holiday season. This is, in my opinion, a mistake, since many people come to the mountains for a "Winter Wonderland." Because we are truly a four-season community, people look for a mountain getaway in all times of the year.
